Freeman's Point is a newer waterfront community on James Island. Located in the highly popular Seaside Plantation, Freeman's Point features low country style homes that were built by Stanley Martin. A swimming pool, pavilion, dock, and kids' park overlook the marsh (pictured).

Ocean Neighbors is one of the closest neighborhoods to Folly Beach (just a 3-5 minute drive). Amenities include a 12-acre lake with dock and a children's playground. Ocean Neighbors is known for having nice community events hosted throughout the year.

Seaside Plantation is one of the largest neighborhoods on James Island with 8 subsections. There's a community boat ramp and a dock with floater. For buyers wanting good jogging trails, Seaside Plantation is a great match.

The Village at Stiles Point is a newer community built by Mungo Homes which shares amenities with Stiles Point Plantation. For buyers wanting brick homes that are upscale with a lot of square footage on the first floor, this neighborhood is ideal.

Bennett's Bluff is a marshfront neighborhood with dock accessing Clark Sound. Built by Toll Brothers, you'll find the newest homes on the island here.

Fort Johnson Estates is an older neighborhood popular for its brick houses and marsh views. Amenities include a swimming pool and club house.

Stiles Point Plantation is located off Harbor View Road with just 1 stop light to get Downtown. Some of these homes are marshfront, but the most sought after overlook the harbor, Downtown Charleston, and Ravenel Bridge. Amenities include a 5-acre park with playground, tennis, and basketball.

Bayview Farms is located off Fort Johnson Road and offers more amenities than most James Island neighborhoods - 3 swimming pools, club house, tennis, basketball, and a play park. Most of these homes were built in the late 1990's to early 2000's, so many of these require some cosmetic updating. If you're looking to live within walking distance to James Island Charter High School, Bayview Farms is a great option to consider!

Clearview boasts spectacular views of Downtown, the Ravenel Bridge, and the Battery side of Charleston Harbor. Most of the homes in Clearview have brick exteriors, and this James Island neighborhood is an easy commute to Downtown - just 5 minutes with 1 stop light!

Cloudbreak Court is a small neighborhood with Lowcountry style houses. Cloudbreak Court is off Woodland Shores Road, near the Municipal Golf Course.

Country Club offers homes that sit on large lots (up to 3/4 acre), options directly on the golf course, and deep water estates on Wappoo Creek. Buyers are willing to pay top dollar to live here because of the status associated with the County Club of Charleston and also its unbeatable location just a few minutes from Downtown.

Eaglewood Retreat is a newer neighborhood on James Island with both houses and town homes. It's off Fort Johnson Road and appeals to buyers wanting great Charleston style and nice upgrades (and buyers willing to trade some backyard space to focus on the house itself).

Eastwood is one of the few James Island communities overlooking Charleston Harbor. Also, many of the homes back up to May Forest Convent, so the homes feel private and secluded from the rest of Charleston. Most houses in Eastwood were built between the late 1960's and the late 1990's, so there is a wide range of styles.

Harbor Woods is one of the most popular James Island neighborhoods with older homes (especially brick). Located on Fort Johnson Road, this community is within walking distance of James Island Charter High School.

Jamestowne Village is a great community for buyers wanting affordable newer homes. This is a smaller neighborhood, made up of only one street (Swamp Fox Lane).

Lakeside Village features Lowcountry style houses built in 2006 and 2007. Buyers generally like the large front porches and upgraded cement plank siding.

Lawton Harbor is made up of houses built after 2000. Located on Affirmation Boulevard (off Harborview Road), Lawton Harbor gives an easy commute, with 1 traffic light on the way to Downtown.

Parrot Bluff is a marshfront community, and buyers generally like the mature trees and selection of traditional brick homes. Most of these were built in the late 1990's, and they have good square footage and acreage for James Island.

Parrot Creek is directly beside Parrot Bluff on Fort Johnson Road, so it's easy to get these two confused. However, Parrot Creek is one of the few gated communities on James Island. Many of these homes overlook the marsh and Parrot Creek, where the community gets its name. This neighborhood is within walking distance of a playground and tennis courts that are maintained by the county.

Riverland Terrace has houses built mostly in the 1940's and 1950's, so they're smaller than average for James Island. The neighborhood is off Maybank Highway and has a public play park and a public boat ramp within its borders. Also, several of these homes overlook the Muni Golf Course. Even though buyers don't get as much house for the money, many are willing to pay more to get the walkability and lifestyle of this popular community.

Westfield Place is a small community made up of only 2 streets. Buyers usually love the classic Charleston style and hardy plank exteriors, but the main drawback tends to be the small lots. However, for those wanting charm and low maintenance, these houses are great options!

Wexford Sound offers a large pond that is stocked, a community dock, and a play park. Located off Secessionville Road, these homes were built mostly in the 1990's and generally only need some cosmetic updating to bring them up to new construction standards today.

White Point boasts incredible views of the Battery, the Charleston Harbor, and the Ravenel Bridge! As one of the smallest communities on James Island, it has one main street running through it - White Point Boulevard. Because of its size, there are typically only 1 or 2 houses for sale at any given time.

Woodward Pointe is one of our favorite neighborhoods on James Island! It features mostly brick homes that are relatively large, plus it has a great location just 5 minutes from peninsular Charleston.
