Whitney Lake is a new construction community on John's Island, SC. Whitney Lake gets its name from the 25-acre lake that is located towards the back of the neighborhood. And, many of the townhouses in Whitney Lake overlook the lake. These waterfront townhouses start around $260,000. Non-waterfront townhouses start around $210,000. We have been involved in Whitney Lake since its opening in 2003, when we bought several Whitney Lake townhouses as investment properties. We expected these townhouses to be great investment properties because we anticipated it taking longer for the builder to complete the development than what the builder had planned. We also knew that the market was appreciating quickly, and there was room for a good return over a short period of time.

Little did we know that it was going to take longer than we had expected for the Whitney Lake builder to get the necessary permits from the City of Charleston. Because of the city’s involvement with these properties, construction has been delayed. Several people bought these Whitney Lake townhouses to live in. But, due to extended time for construction, they’ve made other living arrangements. As a result of this delayed time schedule, you’ll see many townhouses in Whitney Lake for sale.

Many of the people who bought Whitney Lake townhouses were not investors, so they weren’t buying for a profit. The home owners are now selling the townhouses for much less than they are actually worth on today’s market simply because they want a quick sale. And, the home owners are generally very pleased with the money they’ve earned for these townhouses. Although there has been a lot of appreciation on these Whitney Lake properties, there is still a lot of potential for appreciation because of the equity already on the table at the sale. Home buyers are taking advantage of this opportunity because they know they’re paying less money for Whitney Lake townhouses than what they are worth.
