Charleston, SC New Construction: Beazer, Centex, and Pulte Homes in West Ashley

Compared to last year, Charleston has a lot more to offer in 2013 for new construction homes. Charleston new construction homes have grown recently to meet the demand for more inventory. West Ashley, in particular, has some great options in the $200K to $350K range being built by Beazer Homes in Bolton’s Landing as well as by Centex Homes and Pulte Homes in Carolina Bay. The West Ashley area is located just southwest of downtown Charleston. The drive from either neighborhood is about 15 to 20 minutes to downtown Charleston and about 30 minutes to Folly Beach. The Citadel Mall, Costco, and many other local and chain retail shops are scattered throughout West Ashley. Don’t forget to ask for your Hometown Hero discount for doctors, nurses, EMT/paramedics, firefighters, teachers, police, military, and Boeing employees.

Boltons Landing in West Ashley is a new construction neighborhood built by Beazer Homes. The medium sized neighborhood ranges in price from around $197K to $267K. Home designs are 3 and 4 bedrooms and range from 1,628 to 2,518 square feet in size. The exteriors are vinyl siding and trim, and the garages are detached with split driveways and sidewalks throughout the neighborhood giving the community character. Interiors boast stainless steel appliances including a super capacity dishwasher, gas range, and microwave vented to outside. Kitchens also offer granite countertops and upgraded 42 inch maple or birch kitchen cabinets. Beazer is proud of its eco-friendly construction practices and materials that reduce the home's environmental impact and monthly bills. Each house is a 100% ENERGY STAR home that saves up to 43% in total energy cost. Some of these high performance features include a gas tankless water heater, radiant roof barrier to reduce attic heat, advanced framing techniques, 15 SEER high efficiency air conditioning unit, and much more. The builder right now will contribute up to $4,000 towards closing costs contingent upon purchaser financing with one of the builder's preferred lenders. The Homeowners Association dues are $300 per month, and they include all of the common area maintenance and walking trails throughout the community.

Carolina Bay in West Ashley is a newly built, large scale neighborhood. To get to Carolina Bay, take Highway 17 towards Savannah and drive 3.5 miles past I-526. Carolina Bay will be on your right at the stop light. As of now, there are only two builders in Carolina Bay, Pulte Homes and Centex Homes. Pulte Homes just started building in the neighborhood in 2012 in the subsection Creekside. Current home prices range from the low $300’s to mid $300’s. Creekside features a 3 acre park, a pond, community pool, oyster pavilion, dog park, play park, and walking trails throughout the neighborhood. The Homeowners Association dues are $510 annually. The exterior of the homes are hardy plank siding, which is a highly desirable upgrade in the Charleston area. The detached garages, alleyways, and sidewalks give this neighborhood a charming curb appeal. Many of the homes back up to the pond, and the park is just a short walk. The floor plans are 3 and 4 bedrooms ranging from 2,282 to 2,723 square feet – all with an open concept and a detached garage. The large kitchens include stainless gourmet appliances, upgraded cabinets, and granite countertops. Pulte also is offering a 10 year structural warranty, which is common amongst Charleston new construction builders.

The Rice Field subsection of Carolina Bay is being built by Centex Homes. Seller will pay $3,500 towards closing costs with the use of preferred lender. Most of Centex’s homes will have hardwoods in all main living areas, granite counter tops, a stainless steel gas range, a built-in microwave and dishwasher, ceramic tile in the bathrooms and laundry room, a screened porch, and much more. The Homeowners Association fee is $510 per year, which includes a community pool, oyster pavilion, walking and jogging trails, a children’s play park, and a dog park.
