Condo prices on James Island start in the low $100's with an average price around $200K. James Island condos are popular among buyers who want little to no maintenance and a good location. Condos by definition don't have backyards, but they often have private porches. Instead, most James Island condo developments have common areas or green spaces throughout the community that are maintained through the monthly regime fee. James Island condo regime fees range from about $140 to more than $500 per month. They usually include maintenance of the common areas, exterior maintenance of the building, use of the community's amenities, and exterior insurance. Since this fee can greatly influence the affordability of your condo, be sure to ask us about the prices for different James Island condo developments and what the regimes include.

We recommend that buyers with budgets under $200,000 consider condos and townhouses. Although it's possible to find houses in this price range, they usually need more work and out-of-pocket expense than most buyers are willing to make. With the great selection of James Island condos on the real estate market right now, buyers are generally very pleased to learn that they can live in such a nice home with a short drive to downtown Charleston and Folly Beach.

Popular James Island Condo Communities

mira vista condos james islandMira Vista and The Peninsula (see below) are the closest condo communities to downtown Charleston. In fact, you'll see both of these developments as you drive over the James Island Connector. Mira Vista is the one on the right as you're coming from downtown, and its colorful and architecturally pleasing buildings are hard to miss. Although the location is unbeatable, Mira Vista has some of the highest regime fees on James Island. james island condosThe Peninsula is located on your left as you're coming over the James Island Connector from downtown (directly behind Lowe's). The stop light at Ellis Oak Drive provides easy access to Folly Road, since this is one of the busiest streets on James Island. The Peninsula was originally built as apartments in 2001, but the buildings were converted to condos a few years later. The Peninsula condo regime fees are also quite steep, with prices ranging from about $236 to $475 per month (the HOA is currently working on getting these lower). regatta condos james islandThe Regatta is the newest condo development on James Island. Built in 2006, this community also has some of the nicest amenities. Monthly regime fees range from $213 to $420 and tend to be more affordable on average than The Peninsula or Mira Vista when you compare the same size condos. If you're looking for a condo with lots of upgrades, The Regatta would be one of the best places on this list to start your search. the retreat james island scThe Retreat is also a newer condo community, and these were built from 2003 to 2005. Amenities for this gated community include a pool, tennis courts, fitness center, and club house. Elevators are also in every building, which is a feature that is hard to find among James Island condos. Boat storage is also available at an additional cost. There are three floor plans to choose from, and regime fee prices depend on the floor plan. The St. Martin is $274 per month; the St. Croix is $312; and the St. Thomas is $305. rivers point condos for sale Rivers Point is another option for affordable condos on James Island. Regime fees start around $195 and go up to just over $250. Buyers like that these condo buildings are mostly brick, since most James Island condos have either vinyl or hardy plank siding. Rivers Point is an older community - it was built from 1978 to 1980.
