James Island, SC houses start in the high $100's with an average price of about $400,000. Most James Island neighborhoods are located off Fort Johnson Road, Harborview Road, Camp Road, Maybank Highway, Riverland Road, and Woodland Shores Road. People often choose to live on James Island if they're looking for less traffic, good public schools, and the closest possible proximity to downtown Charleston and the beach.

Bayview Farms is located off Fort Johnson Road and offers more amenities than most James Island neighborhoods - a swimming pool, club house, basketball court, and tennis court. Most of these homes were built in the late 1990's to early 2000's, so many of these require some cosmetic updating to bring them up to what buyers expect of new construction homes today.

Clearview, one of James Island's few harbor front neighborhoods, boasts spectacular views of downtown, the Ravenel Bridge, and the Battery side of Charleston Harbor. Most of the homes in Clearview have brick exteriors, and prices range from the low $200's to about $2 million. This neighborhood is an easy commute to downtown - just 5 minutes, with no stop lights!

Cloudbreak Court is a newer construction neighborhood with good traditional and Low Country style houses. Cloudbreak Court is off Woodland Shores Road, near the Municipal Golf Course.

Country Club is an established neighborhood adjacent to the Country Club of Charleston. Some of these homes sit on large lots (up to 3/4 acre) and overlook the Country Club Golf Course and Wappoo Creek. Buyers are willing to pay top dollar to live here because of its unbeatable location just a few minutes from Downtown.

Eaglewood Retreat is a newer neighborhood on James Island with houses and town homes. It's off Fort Johnson Road and appeals to buyers wanting great Charleston style and nice upgrades (and buyers willing to trade some backyard space to focus on the house itself).

Eastwood is one of the few James Island communities overlooking the Charleston Harbor. Also, many of the homes back up to May Forest Convent, so the homes feel private and secluded from the rest of Charleston. Most of the homes in Eastwood were built sometime between the late 1960's and the late 1990's, so there is a wide range of styles.

Fort Johnson Estates is an older neighborhood popular for its brick houses and marsh views. Amenities include a swimming pool, tennis courts, and club house.

Freeman's Point is a new waterfront community currently being developed on James Island. Located in the highly popular Seaside Plantation, Freeman's Point will feature low country and traditional style homes built by FrontDoor Communities. Plans include a swimming pool and pavilion overlooking the marsh to be used only by this subsection's residents.

Harbor Woods is one of the most popular James Island neighborhoods with older homes (especially brick). Located on Fort Johnson Road, this community is within walking distance of James Island Charter High School.

Jamestowne Village is a great community for buyers wanting newer homes in the $200-300K price range. This is a smaller neighborhood, made up of only one street (Swamp Fox Lane).

Lakeside Village features newer houses, most of which were built in 2006 and 2007. Buyers generally like Lakeside Village because of the Low Country designs (many have large front porches, and some have double front porches) and upgraded cement plank siding.

Lawton Harbor is made up of houses built after 2000. Located on Affirmation Boulevard (which is just off Harborview Road), Lawton Harbor gives an easy commute, with no stop lights on the way to Downtown.

Ocean Neighbors is one of the closest neighborhoods to Folly Beach (just a 3-5 minute drive). Amenities include a 20-acre lake and children's playground. It's one of the larger communities you'll find with newer homes because most neighborhoods on James Island built in the past 10-15 years tend to be cul-de-sac communities or are made up of only 2 or 3 roads.

Parrot Bluff is a marshfront community, and buyers generally like the mature trees and selection of traditional brick homes. Most of these were built in the late 1990's, and they have good square footage and acreage for James Island.

Parrot Creek is directly beside Parrot Bluff on Fort Johnson Road, so it's easy to get these two confused. However, Parrot Creek is one of the few gated communities on James Island. Many of these homes overlook the marsh and Parrot Creek, where the community gets its name. This neighborhood is within walking distance of a playground and tennis courts that are maintained by the county. Also, Parrot Creek residents can join the Fort Johnson Estates swimming pool (which is the next neighborhood down the road).

Riverland Terrace has houses built mostly in the 1940's and 1950's, so they're smaller than average for James Island. The neighborhood is off Maybank Highway and has a public play park and a public boat ramp within its borders. Also, several of these homes overlook the Muni Golf Course. Even though buyers don't get as much house for their money, many are willing to pay more to live in this very popular community.

Seaside Plantation is a great neighborhood to consider in the under $350K range, but it also has some nice homes with views of the marsh and tidal creek in higher ranges. Several of these houses have private docks, and there is also a dock for the community to use. For buyers wanting a walkable neighborhood, Seaside Plantation is also a good match.

Stiles Point Plantation is located off Harbor View Road with no stop lights to get to Downtown. Some of these homes have views of the marsh, tidal creek, and even downtown Charleston and the Ravenel Bridge! Houses are priced from the mid $300's to well over $2 million for the ones overlooking the Charleston Harbor. Amenities include a 5-acre park with tennis courts, a basketball court, and a play park.

Westfield Place is a small community made up of only 2 streets. Buyers usually love the classic Charleston style and hardy plank exteriors, but the main drawback tends to be the small lots. However, for those wanting charm and low maintenance, these houses are great options!

Wexford Sound offers a large pond that is stocked, a community dock, and a play park. Located off Secessionville Road, these homes were built mostly in the 1990's and generally only need some cosmetic updating to bring them up to new construction standards today.

White Point boasts incredible views of the Battery, the Charleston Harbor, and the Ravenel Bridge! As one of the smallest communities on James Island, it has one main street running through it - White Point Boulevard. Because of its size, there are typically only 1 or 2 houses for sale at any given time.

Woodward Pointe is one of our favorite neighborhoods on James Island! It features mostly brick homes that are relatively large (4-5 bedrooms) for new construction in the area. Woodward Pointe also has a good location and is less than 5 minutes from peninsular Charleston.
