Ocean Neighbors is located off Old Military Road which is just off Folly Road before you get to the Folly Beach Harris Teeter grocery. Some of the 240 or so homes in Ocean Neighbors back up to the 12 acre lake, which can be used for fishing or kayaking. Amenities include 2 common spaces with a gazebo and fishing dock. You’ll also find a nice kids’ play park that is partially shaded. When buyers are looking for an affordable single family home as close to the beach as they can get, Ocean Neighbors is often the perfect spot because it is only a 3-5 minute drive to the beach. There’s a bike path that runs all the way to the beach on Folly Road beginning at the Military Road intersection. It only takes 15 minutes or so to ride your bike to the beach. There are also two public boat landings between the neighborhood and the beach, and the neighborhood allows boats as long as it is stored behind your fence. Ocean Neighbors hosts many events throughout the year where families get together to trick or treat or participate in an Easter egg hunt or an oyster roast. This James Island community is known for being very active and social!

Living in Ocean Neighbors
Most of the houses in Ocean Neighbors were built from 1999 to 2005, although you'll find some newer homes on Clearspring Drive surrounding the lake. In 2013 when Mungo built 19 homes, 6 of these were bought by folks who already lived in the community (but wanted more square footage and a lakefront location). This trend really shows how much residents enjoy living in Ocean Neighbors. Few neighborhoods on James Island have such a strong community feel.
Floor plans are mostly mostly 3 to 4 bedrooms, at least 2 full baths, 1.5 or 2 stories, and about 1,500 to 2,500 square feet. Some houses are on raised foundations, while others are built on crawl space foundations. Flood insurance is required, as it is in 70% of Charleston (you should pay $500-$800 per year). There are a few homes on the backside of the lake that require higher flood insurance premiums, so make sure your Realtor looks into these estimates before you purchase any home in Charleston. Yards are usually 0.14 to 0.23 acres, and almost all of the lots are fenced in with a wooden privacy fence.
James Island Elementary is conveniently just across Folly Road from the neighborhood, and the stop light makes for an easy drive to school. All island residents are zoned for Camp Road Middle and James Island Charter High (highly ranked in Charleston and in SC).
