Parrot Bluff is a great neighborhood to consider for buyers wanting upscale brick homes on James Island with high ranking public schools and a convenient location. Just off the roundabout of the Fort Johnson Road/Harbor View Road juncture, residents can enjoy living just 5-10 minutes from Folly Beach, Downtown Charleston (just 2 stop lights away for commuters), a movie theater, parks, and plenty of restaurants and entertainment options. Parrot Bluff homes were built mainly from the late 1990’s to early 2000’s. They are mostly 2 story brick homes with 3 to 5 bedrooms, at least 2 full baths, and range from 2,000 to 3,500 square feet. Parrot Bluff is a very small James Island neighborhood with only three streets - Treasury Bend Drive, Walkers Landing Road, and the cul de sac First Mate Court. This neighborhood is a sister community to Parrot Creek which was built a little earlier.

There are no amenities in this neighborhood, but just one subdivision over is Fort Johnson Estates which offers membership to its pool for outside residents. Just a walk or short bike ride away are city tennis courts (across Fort Johnson Road).

A huge perk for Parrot Bluff is that it’s zoned for the highest ranked elementary school on James Island, Stiles Point. All island residents are zoned for Camp Road Middle and James Island Charter High School which rank very well in Charleston County. Most buyers love this neighborhood because of the large trees and the very aesthetic streetscapes (almost all of the houses are brick).

Perhaps the one downside of living in Parrot Bluff is that the entrance is adjacent to a cemetery. Although the community has done a good job of landscaping this entry, some home buyers find this creepy while others are glad to have the green space on one side of the community.
