Summerville, SC houses start around $100K with an average price in the high $100's. Summervile real estate has seen a surge in demand from home buyers in the past few years because of the town's affordability compared to the rest of Charleston real estate. Summerville also has some of the best public schools in the area, which has added considerably to the demand for homes. Many new neighborhoods have been developed in Summerville in response to this growing demand, so there are a lot of new homes to choose from.

However, if you're looking for an older house (from brick ranch style to the low country style), you'll also find a good selection of houses for sale in the historic downtown section. Below you'll see some of the best neighborhoods in Summerville.

Ashborough East is a great community for buyers wanting older brick homes, large lot sizes, and good public schools. Located off Dorchester Road in Summerville, Ashborough East was first established in the 1980's with homes built as late at the 1990's. Amenities include swimming pool, tennis courts, club house, play park, boat and RV storage, and walking trails.

Bridges of Summerville is one of the most affordable new construction neighborhoods in Summerville. Buyers will find an especially good selection of one story, open floor plans in this community. Amenities in Bridges of Summerville include a swimming pool and a play park. Also, many of these homes back up to wetlands, which are considered a green space.

The Historic District of Summerville is the best neighborhood in the area for finding older homes. Although most of these date from 1900 to 1950, you'll find occasional homes for sale that were built as early as the 1830's. The Historic District also has a good selection of brick ranch style houses from the 1970's and 1980's (these tend to be the most affordable). Because of the wide range of prices and the lower supply of homes that are listed, know that it may take several months to find the type of historic home that you're looking for.

Legend Oaks Plantation is by far one of Summerville's most popular neighborhoods. It's made up of both single family homes and condominiums. Legend Oaks Plantation is ideal for buyers wanting an upscale, newer community with a full range of amenities (golf, 2 swimming pools, tennis courts, and a club house with dining and pro shop). Many of these homes overlook the Legend Oaks Golf Course near the Ashley River.

Myers Mill, located off Central Avenue in Summerville, is a Ryland Homes community. Myers Mill is only about six miles from historic downtown Summerville, so it's in a great location with relatively easy access to Interstate 26. This neighborhood has a large swimming pool that is Junior Olympic sized and a community outdoor covered area for entertaining. Also, some of the lot sizes for Myers Mill are comparatively large for newer homes, with more than a quarter of an acre.

Pine Forest Country Club is one of the best subdivisions in Summerville for newer brick or partial brick houses with large lot sizes. This upscale golf community has been given four stars by Golf Digest, which called it a Hidden Gem of Charleston. Other amenities include a club house, tennis courts, and a Junior Olympic sized swimming pool.

The Ponds is one of the newest communities in Summerville, SC. Although the neighborhood is still in the early stages of development, it's already sold an impressive number of houses. The developers have likened The Ponds to the popular Park West and Dunes West subdivisions of Mt. Pleasant. The Ponds, though, has more of an emphasis on green space and nature since about 1,100 acres have been designated for preservation.

Reminisce is one of only a few Lowcountry style or Charleston style neighborhoods in Summerville, SC. Located off Butternut Road, Reminisce features classic home designs with double front porches, nine foot ceilings, and detached garages. Most of these homes have two or three stories, but The Wagner floorplan has a one-story layout option. Beazer Homes is the builder of this Summerville community.

Scott's Mill is just a few miles away from downtown Summerville. Most of these single family homes cost anywhere from the low to mid $100's, making it one of the most affordable neighborhoods in the area. It's also known for having a large selection of one story homes with no stairs. Scott's Mill is located between West Fifth Street and Highway 17.

Summer Trace has no amenities, which adds to the long-term affordability of its homes (which are well-priced to begin with). Its smaller size also appeals to home buyers who dislike large scale subdivisions. Summer Trace is located just off Trolley Road in Summerville, SC.

Sunburst Lakes is located off Old Orangeburg Road in Summerville. This neighborhood is ideal for buyers looking for affordable waterfront living (with pond and lakefront houses priced under $200K). The amenities in Sunburst Lakes include a swimming pool, a club house, a play park, and an additional storage area for boats and RV's.

Wescott Plantation is the largest neighborhood in Summerville, and it's made up of town homes and also single family homes. Residents of Wescott Plantation can enjoy the community's golf course, swimming pool, club house, play park, and soccer field. Many of these homes back up to wetlands and/or the golf course. In all of tri-county Charleston, Wescott Plantation is perhaps the most affordable golf community.

White Gables features newer houses that come in a variety of classic styles, from Victorian to Charleston shotgun. This is an enormously popular neighborhood among buyers because of the charming home styles, especially since it can be harder to find these designs in Summerville. The main drawback to White Gables is the lot size - you'll find much smaller yards compared to the rest of Summerville. However, many buyers are willing to forego the extra yard space to live in this neighborhood and to get access to such a range of amenities (swimming pool, basketball courts, soccer field, tennis courts, a large club house, 2 play parks, walking trails, and boat/RV storage).
