Waterfront homes in Charleston are the most sought after properties. Beachfront homes fetch the highest prices, and Charleston has 6 beaches to choose from: the colorful and eclectic Folly Beach, the upscale Isle of Palms (with Wild Dunes resort on its northern end), historic Sullivan’s Island, and the resorts Kiawah Island and Seabrook Island that feel far removed from the city.
Deep water homes are also high in demand because Charleston is known for having some of the best boating on the East Coast. Most of these deep water homes are located on one of the three rivers feeding into the Charleston Harbor (Wando, Cooper, and Ashley), or on a large inlet in the numerous marshes surrounding Charleston. These homes usually have great waterfront views, and many have private docks with boat lifts.
Mount Pleasant and James Island tend to be the top contenders for buying deep water access homes, although Daniel Island also has phenomenal estates in the higher price ranges.
Charleston tidal creek homes have some access to water throughout the day, but they have little to no water at low tide. These are the most affordable waterfront homes, and they still offer the privacy and marsh views that come with this coastal lifestyle. Johns Island and West Ashley are popular among buyers looking for more affordable options.

For example, many Charleston neighborhoods have their own dock facilities, or clients can purchase the home of their dreams (non-waterfront) and then pay for dry stack storage or a boat slip elsewhere. Although buyers will have to drive a short distance to access their boat, they'll have better water access and a better location once they get the boat in the water. Another (more affordable) alternative is to use one of the many public boat landings in Charleston.
