Moultrie Park is a new neighborhood in the Mount Pleasant real estate market being built by Dobson Homes, LLC. It is a smaller subdivision with a lowcountry feel located off Hamlin Road, across from Brickyard Plantation on Highway 17. The home designs are medium sized and very upgraded for the Mount Pleasant area. These single family home designs range from 1,580 to 1,912 square feet. They include 3 bedroom / 2.5 bathroom plans and 4 bedroom / 2.5 bath plans. Home pricing in Moultrie Park ranges from about $350K to about $420K. There are many amenities located just outside the neighborhood such as the Mount Pleasant Towne Centre which is only a quick 2 minute drive. There is also Boone Hall Plantation which hosts a variety of community events and concerts all year long. Isle of Palms and Sullivan’s Island beaches are only 10 minutes away. Anytime you want to avoid Highway 17, you can take Rifle Range Road instead (which is a great convenience). Downtown is only 20 minutes, as well.


Some of the standard features in these homes are 30-year architectural shingles, cement plank siding, two-piece crown molding, hardwood floors downstairs, 5 ¼ inch base boards, ceramic tile in the baths with decorative tile in the master bath, 8 foot wooden doors and 10 foot smooth ceilings on first floor, polished chrome fixtures, upgraded cabinetry with crown molding, recessed and pendant lights in the kitchen, granite countertops in kitchen and baths, Whirlpool stainless gas appliances, custom wooden shelving in the pantry and master closet, open floor plans, large kitchen islands, 13 SEER HVAC, tankless water heater, energy efficient appliances and windows. This neighborhood is not currently in a flood zone, but that can change, so make sure to check with your insurance agent. The schools are currently Jennie Moore Elementary School, Laing Middle School, and Wando High School. All of these schools rank well in the state. Schools may be rezoning very soon, so make sure to verify with the school district before purchasing a home if schools are important to you.


If you are looking for new construction homes in Mount Pleasant with all of the upgrades, with a close proximity to shopping/restaurants and the beach, don’t want a lot of yard to maintain, and like the idea of a smaller neighborhood, Moultrie Park is a great neighborhood to begin your Mt. I’ve included below some quick MLS statistics on the top 8 areas in the Charleston real estate market. I’ve ranked these according to absorption rate. For example, Mt. Pleasant has the strongest sellers’ market right now since it has only 3.3 months of inventory. If no new homes were to be listed for sale, it would take only 3.3 months to sell its current inventory at the rate that homes are being purchased right now. Having 6 months of inventory is a balanced market – less than 6 is a sellers’ market, and more than 6 is a buyers’ market.




Mt Pleasant real estate: 3.3 months of inventory; median sales price of $321,775; has had 1,124 homes close from January to June of this year (stats include houses, townhouses, and condos)


West Ashley real estate: 3.45 months; median sales price is $194,983 with 700 sales


Daniel Island: 3.8 months; $470,000 median price; 150 sales


Goose Creek: exactly 4 months of inventory; $152,876; 493 homes sold


James Island: 4.2 months; $224,000; 356 sold


Summerville: 4.23 months; $166,997; 1,124 sales


Johns Island: 5.7 months (meaning it is very close to being a balanced market); $207,739; 180 sales


Downtown: 6.35 months (it is just barely a buyers’ market – homes north of the Crosstown are selling much faster than the pricier homes on the southern end of the Charleston Peninsula); $367,500; 318 sales

Summer is warming up and so is the water Itrsquo;s the perfect time to experience the waterways of Charleston. For more details and options, check out the Charleston City Paper:




Charleston Rowing Club: On Saturdays and Sundays starting at 8 AM, you can learn how to row on Horlbeck Creek. This is just one of many offerings this summer located at the Palmetto Island County Park in Mount Pleasant.


Sailing classes: On Mondays and Saturdays, the Ocean Sailing Academy offers classes for beginners and more experienced boaters. Located at 24 Patriots Point Road in Mount Pleasant.


Folly Creek Sunset Tours: Yoursquo;ll find plenty of dates from July until November for these kayak tours that take place on Saturday and Sunday evenings. These are scheduled at low tide for the best chance to see dolphins in Folly Creek. $58/adults, $38/children 12 and under. Tours start at Crosbys Fish and Shrimp, located at 2223 Folly Road at Folly Beach.


Isle of Palms Sunset Tours: This IOP version also runs until November and costs the same as above. The Isle of Palms Marina is located at 50 41st Avenue on the Isle of Palms.


Bulls Island Ferry: On Tuesdays, Thursdays, and Saturdays through November 30 you can explore this pristine island in the Cape Romain National Wildlife Refuge. It offers 16 miles of hiking trails through the islandrsquo;s fresh water ponds and maritime forests. Times start at 9 AM and 12:30 PM. $40/adults, $20/children 12 and under. Garris Landing is located at 498 Bulls Island Road in Awendaw.
