With so few new construction homes on James Island, we wanted buyers to know that there are still 13 homes remaining of the original 49 lots in Fleming Park. These single family houses are built exclusively by Ashton Woods which has recently become one of the biggest privately held builders in the U.S. You might recognize their work from Freeman’s Point on James Island, Riverview Farms on Johns Island, Darrell Creek in Mt. Pleasant, Daniel Island Park, and Strawberry Station in Moncks Corner.

Fleming Park on James Island offers convenient access to Downtown Charleston. A 5 to 10 minute drive (with just 2 traffic lights) is ideal for commuters who work on the Peninsula or plan to commute via the James Island Connector. So many of our clients want to live close to the shopping, eclectic restaurants, museums, art galleries, theaters, and historic sites that Downtown Charleston is known for. However, homes on the Peninsula tend to come with a steep price tag – not to mention that these older homes usually need a lot of work and out of pocket expense. Newer construction on James Island is a great solution for buyers wanting a more affordable house with low maintenance. The suburban location also means that you can enjoy having a garage and small yard – luxuries that are nearly impossible in the under $800K price range for Peninsula residents.

Fleming Park is also just a 10-15 minute drive from Folly Beach!

Floor Plans in Fleming Park

Home buyers will find 7 floor plans with many elevations and exterior finishes in order to make each of the 49 homes unique. You can tour the model home which is the Killdeer plan. We’ve included below all 7 of these designs in order from smallest to largest:

These open layouts are ideal for buyers wanting most of their living space on the first floor. With the exception of the Kittiwake, all plans have the master bedroom upstairs.

Buyers will be very impressed with the upgrades at Fleming Park. Features such as brick fireplaces, metal roof accents, 10 foot ceilings on the ground floor, granite counters, and beautiful flooring will appeal to even the pickiest of buyers. All of these energy efficient homes come with a Rinnai tankless hot water heater, low VOC carpet and paint, 14 SEER Lennox HVAC, and Low-E insulated vinyl windows that have double panes.
