New Condos in James Island, SC

Many home buyers look for new construction condos because they offer low-maintenance living.  By definition, condos do not have a private yard – instead, all of the owners in a condo community share the green areas, or common areas, throughout the neighborhood.  These common areas are maintained using the monthly regime fees paid by the owners.  Regime fees usually include lawn maintenance, maintenance of the exterior of the building, and access to the amenities.  Most of the newer condo communities on James Island have amenities like a swimming pool, a club house, a fitness center, and tennis courts. 

 

Some regime fees include insurance for the building.  This type of insurance would not cover personal possessions (like furniture, clothes, etc.), but it would cover the actual condo unit.  Regime fees can vary greatly among the James Island condo developments, so be sure to include these when comparing condos.  Also be sure to ask whether there will be any future assessments.  Many of the condos in Charleston have increased their regimes in the past year or two, so it’s important to take future costs into consideration as much as possible.

 

We’ve included some of the newest condo developments on James Island below.  These are also some of the most popular in this area.

 

Built in 2006, The Regatta has some of the newest condos on James Island.  Current condo prices range from about $140K for a 1 bed/1bath unit to about $240K for 2 beds/2 baths.

 

Built from 2003 to 2005, The Retreat at Riverland is also a very popular condo community.  Condo prices right now start around $200K for 2 beds and 2 baths.  For a 3 beds/2 baths condo, prices start just under $240K.

 

The Peninsula is a condo conversion.  It was originally built in 1998, and the apartments were converted around 2003.  Prices for a 1 bed/1 bath condo start around $150K, and the highest priced one right now is about $275K for a marshfront condo with 3 beds and 2 baths. 

 

Mira Vista was originally built in 2001 as apartments, and it was also converted in the past few years. Right now you’ll pay about $170K for 1 bedroom and 1 bath condo, and about $295K for 3 bedrooms and 2 baths.
