Ocean Neighbors is a medium sized community off Folly Road on James Island. (As you are headed out to Folly Beach, turn left on Battery Island Road, just before the Piggly Wiggly grocery store.) What sets Ocean Neighbors apart from others in the James Island real estate market is the sense of family and community. Mungo Homes is bringing their Vanguard Series of homes to Ocean Neighbors. Floor plans range from 2,300 to 4,100 square feet and have anywhere from 3 to 6 bedrooms. There are a few floor plans where the master bedroom is downstairs (we get this request from our home buyers several times a week). Home prices start in the $295K range and go up to approximately $370K, which is starting around $89 per square foot. The HOA, or Homeowner’s Association, dues are $300 annually and include upkeep for the entrance, the 12-acre lake, playground, and community fishing dock on the lake. Homes can be contracted now with construction starting at the end of February or early March, and the earliest completion is June to July of 2013. The flood zone will be AE zone, which is one of the best flood zones possible, making flood insurance on the lowest end of the scale, usually between $450-$600 per year.

Mungo’s homes will be on a crawl space foundation with a fully sodded and landscaped yard, which will provide a very nice curb appeal. The exterior of the homes will be vinyl siding with some stone and brick accents and carriage style garages. The home styles will be Southern Traditional with large front porches. Standard interior features of the homes will include granite countertops, wood floors, window casings, and 5 inch baseboards, varied height cabinetry and large crown molding, just to name a few. Some features that will help you save on your energy consumption and costs are: 14-SEER high energy efficient HVAC system with a programmable thermostat, compact florescent bulbs in globe lighting, low VOC paint and carpet, low-E insulated tilt out windows, advanced framing techniques and radiant barrier roof sheathing to better insulate your home (reducing attic heat by up to 30 degrees), energy star appliances, and tankless water heaters.
