  1. Myth: Your home must be empty in order to garner the highest possible price.

Truth: While your home shouldn’t be cluttered or unkempt, you do not need to move out of your home or live with a bed and a few utensils before you list your home for sale.

  1. Myth: Wait until the spring to list your property or it will sit on the market for months.

Truth: Just because you list your home in March or April doesn’t mean it will sell fast. While it’s true that the majority of families begin their home searches in the few months before the school year ends, that fact alone does not mean that you cannot sell your home in a relatively short period of time outside of the spring time frame.

  1. Myth: To be a smart buyer, you should submit an offer that is much lower than the seller’s asking price.  

Truth: Buyers that play the tough negotiation game often miss out on purchasing the home they desire. A seller will accept an offer that they feel is fair, which is generally within 1-3% of their original asking price unless major repairs are discovered during a home inspection.

  1. Myth: Be wary of real estate agents since they will tell you anything to get you to buy a home.

Truth: While there are suspect characters in every industry, real estate agents can risk litigation and loss of their real estate license if they fabricate lies or fail to disclose pre-existing issues with a property. For nearly all real estate agents, one sale is not worth the risk.
