Cloudbreak Court is a small subdivision on James Island with only single family houses. It is located off Woodland Shores Road, near the James Island County Park and the Charleston Municipal Golf Course. Home prices range from the high $300's to the mid $400's. Home owners’ association dues are around $375 per year which includes all the upkeep of common areas. In the early phases of the neighborhood (around 2006), homes were built by Cline Homes, a semi-custom builder. However, now the neighborhood has filled out to where there are only a couple lots left to build on. Cline Homes also builds on Daniel Island, in Mt. Pleasant, and in Marsh Walk on James Island. These homes are lowcountry style, 2-3 story homes with large front porches, separate garages, a side walk, 3-5 bedrooms, at least 2 full baths, and smaller yards. The yards are less than ¼ of an acre, but sometimes seem smaller because of the garage being separate from the house. The idea behind this neighborhood was to build new construction, fully functional floor plans while keeping the old downtown Charleston charm.
Cloudbreak Court is about 5 minutes to downtown Charleston where MUSC and Roper Hospitals, College of Charleston, The Citadel, and Charleston School of Law are located. The neighborhood is also about 10 minutes to Folly Beach. The James Island County Park is just a couple minutes’ drive or bike ride. There is a large dog park, children’s park, and a water park along with miles of trails, a 65 foot climbing wall, and a campground. An annual pass is only $65 which will allow you and anyone in your car to park for free at the James Island County Park and at the Folly Beach Pier. Folks who choose to buy a home in Cloudbreak Court usually want a new or newer home with the lowcountry feel, a turn-key home where they do not have to worry about renovating, do not need a large yard, and want to be close to downtown and the beach for work and/or recreation. Restaurants such as Zia Taqueria, Athen’s Restaurant and Grill, and The Lot are the closest to this subdivision. Residents can easily ride a bike to grab lunch or dinner or watch a movie at the Terrace Theatre. These entertainment options are quite popular among locals, and they are all conveniently located just at the end of Woodland Shores Road. Cloudbreak is a good choice for the home buyers who want a newer house with older charm, who don’t mind having a smaller yard, who frequent downtown and the beach, and those who enjoy local restaurants.
