Grassy Creek offers an ideal location off Longpoint Road with easy I-526 access for commuters. Although Grassy Creek doesn’t get the hype that some other Mount Pleasant communities enjoy, it should certainly be on your list to consider if you’re looking for Low Country style homes, spacious front porches, and mature trees and landscaping. Grassy Creek also tends to be a good fit for buyers wanting a more intimate community feel compared to some of the large scale neighborhoods with numerous subsections. Here, you’ll find only 8 streets, and many of these offer marshfront homes: Shoals Drive, Tidal Terrace Court, Tidal Currents Lane, Tidal Place Circle, River Oak Drive, Triton Court, Marsh Ibis Trail, and Palmetto Bluff. Although the houses overlooking Rathall Creek and its tributaries offer nice views, you’ll also find nice interior lot locations as well as homes backing up to wooded buffers.
Grassy residents can cross Longpoint Road to enjoy plenty of entertainment and restaurant options in the Bell Hall Shopping Center. Historic Boone Hall Plantation and the 943-acre Palmetto Islands County Park are also just down the road. Living in Grassy Creek in Mount Pleasant
Grassy Creek is a small marshfront community in Mt. Pleasant, SC made up of only 8 streets. It's located off Longpoint Road between I-526 and Belle Hall subdivision. Across the street is the Belle Hall Shopping Center with a nice Harris Teeter, Moe's, Starbucks, Another Broken Egg cafe, and many more shops and restaurants. Just down Longpoint Road is Boone Hall Plantation where oyster roasts, Taste of Charleston, concerts, and many other community and private events take place.
HOA (Homeowners' Association) fees are $515 annually and include the neighborhood children's play park (pictured right), open air covered social pavilion, floating and crabbing dock. There is also a Buyer Capital Contribution Fee paid only one time at closing of 0.0025 of the purchase price (so for example, a $400,000 house would have a fee of $1,000).
Home buyers who choose to purchase a home in Grassy Creek usually comment on its size as compared to most other Mt. Pleasant neighborhoods. They like that it is small, cozy, and easier to get to downtown and Daniel Island than homes located off Hwy 41. It takes only 15 minutes to drive downtown, Isle of Palms or Sullivan’s Island beaches, and Charleston’s International Airport. On the other hand, buyers who cross Grassy Creek off their list of neighborhoods often worry about hearing noise from Interstate I-526, or they really want a community pool or boat facilities, or they prefer a larger neighborhood setting.
Over the years, buyers have consistently told us that they like the mature trees and landscaping in Grassy Creek as well as the larger than average lot sizes for newer construction (approximately ¼ to almost ½ acre). The homes are custom built in the classic Low Country style with hardy plank exteriors, large porches, gas lanterns, heavy molding packages inside and out, upgraded cabinetry, beautiful flooring, etc. These houses were built mostly between 2002 and 2012 - some on crawl spaces and some on raised foundations with garages underneath.
Grassy Creek square footages range from 2,500 to 4,000 or so with at least 3 to 5 bedrooms and 2.5 full baths. The schools Grassy Creek is zoned for include Belle Hall Elementary, Laing Middle School, and Lucy Beckham High School.
