Ivy Hall is an affordable neighborhood located off Lexington Street, which branches off Hwy 17 just past the Hwy 41 intersection. It is about 25 minutes from downtown Charleston and about 15 minutes from Sullivan's Island and Isle of Palms beaches. Ivy Hall is right next to Laurel Grove, another smaller neighborhood with comparable prices. Most folks look in this neighborhood due to its affordability combined with highly ranking schools. There are 1 and 2 story floor plans with square feet ranging from 1,200 to 2,000. These homes in Ivy Hall were built in the mid 1990's to about 2000, and all of these exteriors are vinyl siding. Traditional style homes are throughout the neighborhood, and the floor plans are 3 to 4 bedrooms with at least 2 full baths. Lot sizes vary from 0.16 acres to approximately 0.24 acres, which is smaller than average but allows these homes to be comparatively less expensive for the Mount Pleasant area. Some lots back up to the woods for privacy.
The HOA (Homeowners' Association) dues are about $261 per year which are some of the lowest you'll find in the area. The HOA fees include common area maintenance and the use of the neighborhood children's play park. Ivy Hall is a fairly small neighborhood, but large enough to feel like a protected, separate subdivision where there is one way in and one way out. The traffic light at the front of the community is the same traffic light for The Market at Oakland shopping center across Highway 17 from the neighborhood, which is easy to ride a bike or walk to. Inside this shopping center is a Walmart, East Bay Deli, Chick-fil-A, and other shops. The biggest con of this neighborhood that we hear from home buyers is its distance from downtown. However, you can easily go through the back of the shopping center to get on Rifle Range Road, which tends to flow a little faster than Highway 17 during rush hour. If you are trying to purchase a home in Mt. Pleasant, and you can't seem to find a good neighborhood for your price range, take a look at Ivy Hall. It's a great way to purchase a single family home while not sacrificing on the neighborhood, area, convenience, or schools.
