Located just a few minutes from Belle Hall Shopping Center on Long Point Road and Mount Pleasant Towne Centre on Hwy 17, Pinckney place offers a good location for nearby entertainment options. Also, its close proximity to Interstate 526 makes it convenient for commuters. Home buyers tend to like the newness (built in 2008), the front porches and other great architectural details, site finished wood floors (a feature becoming less common due to costs), and 10 foot ceilings.
Only one street makes up the neighborhood (Ware Bottom Lane), and Pinckney Place’s small size results in only a few homes coming onto the market each year. Pinckney Place: Mount Pleasant, SC
Pinckney Place is a newer community located off Whipple Road, which runs between Mathis Ferry Road and Long Point Road in Mt. Pleasant. There is only one street (Ware Bottom Lane) with a nice entrance, a few small ponds, and a small play park - so this is a comparatively small neighborhood. Pinckney Place is surrounded by other single family neighborhoods on three sides, and a single story office complex on one side. Boone Hall Plantation, Bell Hall Shopping Center, and Mount Pleasant Town Center (an outdoor mall) are all just a few minutes' drive from Pinckney Place. Downtown Charleston is just 20 minutes away, and Sullivan's Island and Isle of Palms beaches are about 10 minutes. The schools that this neighborhood is zoned for are James B. Edwards Elementary, Moultrie Middle, and Lucy Beckham High.
These Lowcountry style homes were designed with hardy plank (also called cement plank) exteriors, large front porches, small yards, 2 car detached garages with a dual strip driveway, and sidewalks. The builders paid close attention to the architectural details on these homes to give them a great southern appeal. Also, there are alleyways that enable the streetscape to look neat and more manicured by freeing it of cars, trash cans, etc. The interiors of these homes are usually upgraded with 10 foot ceilings, 8 foot solid doors, significant molding packages, site finished wood floors, granite counters, and stainless steel appliances. Home sizes start in the 3 bedroom, 2.5 bath, and 1,500 square foot range and go up to about 5 bedrooms, 4.5 baths, and 3,300 square feet. The HOA dues, or homeowners' association fees, are $800 annually, which is higher than average for Mount Pleasant considering there are no amenities here. If you are looking for a neighborhood with amenities and spacious lots, Pinckney Place might not be for you. The lot sizes are quite small - typically less than .15 acre. Buyers who decide to purchase a home in Pinckney Place are generally looking for a newer, upgraded home and prefer to be closer to downtown and the beach. A comparable community to consider is Pemberton inside the subdivision Park West. It has larger lots and a range of amenities, but it's about 10 minutes farther from downtown Charleston.
