Summer Trace is located off Trolley Road in Summerville. This is a great neighborhood to consider for buyers wanting homes that have been built in the past 10-12 years with zoning for the Dorchester School District 2. Flowertown Elementary, Gregg Middle, and Ashley Ridge High are the schools that most of these houses are zoned for. However, you’ll also find some listings that are designated for Oakbrook Elementary and Summerville High instead. All of these are part of the Dorchester District 2 (one of the best school districts in the tri-county Charleston area), but please let us know if you prefer one set of schools over the other so that we can confirm these before you buy!
Summer Trace is a smaller neighborhood with no amenities which adds to the long-term affordability of these already well-priced homes. In addition to Summer Trace Drive (the turn-off from Trolley Road), there are only 3 other streets in the community: Willow Bend Lane, Rosedale Court, and Melanie Lane. Because of its modest size, Summer Trace often appeals to buyers who find the large scale subdivisions (like Wescott and Legend Oaks Plantations) congested, daunting, or impersonal.
More selling points for Summer Trace are the relatively spacious lots sizes (0.2 to 0.3 acre), the availability of 4 and 5 bedroom floor plans, and the brick fronts on many of these houses.
