Single Family Home Neighborhoods on John's Island, SC
Barberry Woods is a popular neighborhood on Johns Island because it has relatively affordable homes that are newer - most of the houses were built in 2004 and 2005. Buyers also tend to like this neighborhood because the homes are designed in the traditional Charleston style, and many of the homes have double front porches. Barberry Woods is off Maybank Highway and is about 15 minutes to downtown Charleston and about 20 minutes to the closest beach, Folly Beach. Barberry Woods homes range from about the mid $200's to the low $300's.
The Bend at River Road is a single family home neighborhood located off River Road in John's Island. Many of these homes are elevated with the garage on the ground floor. However, there are a handful of one story homes, too. Prices range from the mid $200's to the mid $300's. The Bend at River Road is about 15 minutes from the beach and about 15 minutes from downtown Charleston.
Brickhouse Plantation is located where Bryan's Dairy Road meets River Road in John's Island. This community has higher end homes with large lots. There's a good bit of space between homes for added privacy. And, many of the homes in Brickhouse Plantation have views of the marsh and tidal creek. Brickhouse Plantation has amenities including a community dock, a boat ramp, and an equestrian center. (This is one of the few Charleston neighborhoods with equestrian facilities.) Homes are priced from the low $500's to about $1.5 million. Although Brickhouse Plantation is close to Kiawah Island, the closest beach accessible to the public is Folly Beach (which is about a 25 minute drive). Downtown Charleston is about a 20 minute drive.
Gift Plantation also features high end real estate on John's Island, with prices starting in the low $500's and going up to about $2 million. Gift Plantation is located off Chisolm Road, about 20-25 minutes from downtown Charleston. These homes sit on relatively large lots - most are half an acre or more. And, you'll find a range of home styles available. Amenities include swimming pool, tennis courts, club house, play park, and dock facilities.
Grimball Gates is one of the few gated communities on Johns Island. Many of the homes have views of the marsh, Grimball Creek, and the Stono River. Home prices in Grimball Gates start in the low $400's and go up to almost $1.5 million. Grimball Gates is located just down the road from Gift Plantation on Chisolm Road. Grimball Gates has great amenities, like a 95-acre nature reserve, two floating docks with boat slips on the Stono River, two miles of walking trails, and an open-air pavilion.
Headquarters features single family homes, town homes, and condominiums. Townhouses and condos are priced in the $200's and $300's, while houses range in price from the mid $400's to about $2 million. Headquarters has a good selection of marshfront homes on Johns Island - many have expansive marsh views and private docks. Headquarters is gated, and this community feels very secluded from the rest of Charleston - which appeals to many home buyers. Headquarters also has an unbeatable location, since you don't even have to finish crossing the connector from James Island. It's the closest Johns Island community to downtown (a little more than a 10 minute drive) and to the beach (about 15 minutes).
Hope Plantation, also called Kiawah River Estates, is a neighborhood on John's Island made up of single family homes and town homes. Hope Plantation is very close to Kiawah Island, Seabrook Island, and Bohicket Marina. The town homes, or villas, range in price from the low $200's to the low $300's. Houses range from the low to mid $300's to almost $1 million. Amenities include swimming pool, tennis courts, exercise area, and community dock. Hope Plantation residents also have the option of getting a golf membership at Kiawah Island Resort's Oak Point Golf Course. And, many of the homes in Hope Plantation have views of the golf course. You'll find a large selection of low country style homes on Johns Island in this community.
Rushland Plantation is one of our favorite neighborhoods on Johns Island. It's located on the Stono River, and the homes have expansive marsh views. One of the big appeals for Rushland is that it has large, spacious homes with wonderful marsh surroundings. This 500-acre neighborhood will only have 123 home sites to insure natural conservation of the marsh and the animals in it. Using this extra space, the developer has created wildlife habitats within Rushland Plantation for several Low Country species. As a result, residents can enjoy nature trails, freshwater lagoons, and daily exposure to a variety of birds and other animals. There is also a community pool along with dock facilities. This neighborhood features only single family homes, which are priced from the low $700's to almost $2 million.
St. Johns Crossing is the newest neighborhood on Johns Island with single family homes. St. Johns Crossing features charming Charleston style houses, and you'll find some of the most popular floor plans used throughout the Charleston area. If you like Carol Oaks in Mt. Pleasant, you should definitely check out St. Johns Crossing because it uses the same designs - but the homes are much more affordable. And, both neighborhoods were developed by the same builder, Catalyst, which is a new division of Meridian Builders.
Summertrees is one of the most popular neighborhoods on John's Island. Prices range from the low $200's to the low $300's. The homes in Summertrees are built to EarthCraft standards, which means they are more energy efficient and environmentally friendly than most of the other homes you'll find. Summertrees has a children's play park, which is the community's only amenity. Buyers tend to like this community because of its relative affordability, the good home designs, and the newness of the neighborhood. Most of the homes were built from 2003 to 2008.
The Villages in St. John's Woods features charming houses built in the Charleston style. Home prices range from the mid $300's to the high $600's. This is another one of our favorite Johns Island neighborhoods because of the classic home designs and the overall feel of the community. The Villages in St. John's Woods has a 6-acre park with amenities such as a swimming pool, a club house, and a children's play area. The only real drawback to this community is the size of the homes and lots, which are smaller than average for Johns Island. But, at the same time, if these were larger, the community wouldn't be as nice as it is. It's a tradeoff of quality versus quantity. If you don't need a large house and yard, The Villages is one of the best places to look in the area because you won't find the charm and quality of construction for this price in any of the other communities.
