Chadbury Village offers affordable houses located off Highway 17 on the right side just past Mt. Pleasant Towne Center. This is one of the smallest communities in Mount Pleasant since it’s made up of only 3 streets: Chadbury Lane, Kennison Lane, and Fulford Court. Two main factors contribute to the affordability of this neighborhood – smaller lot sizes (ranging from .08 to 0.16 acre) and smaller floor plans (usually 1400-1700 sq ft). Buyers looking for low maintenance without the longer commute past Hwy 41 typically make Chadbury Village one of their main lookout neighborhoods. Chadbury Village Homes: Mount Pleasant, SC
Chadbury Village is a small community located off Hwy 17, just past the Mount Pleasant Towne Centre outdoor mall on the right hand side. As one of Mt. Pleasant's most affordable neighborhoods for single family homes, listings tend to sell quickly. Plus, the small size of the community means that very few listings hit the market each year. (There are only 3 streets - Fulford Court, Kennison Lane, and Chadbury Lane.)
All of these homes were built between 1999 and 2001 by the same builder. Floor plans are roughly 1,400 square feet to 1,700 square feet. The homes have either 3 or 4 bedrooms, and some back up to wooded areas for added privacy. The lots are not large but adequate for a dog or child to play in, about 0.09 to 0.16 acres. The exteriors of the homes are vinyl with the popular Low Country architecture including large front porches, some double porches, and pastel colors with white trim. There are sidewalks throughout the neighborhood.
The garages are all separate from the homes, adding to the charm of the streetscape. Chadbury Village has a play park which is included in the yearly HOA fee of $255. This fee also includes maintenance of all the common areas. The neighborhood is zoned for Jennie Moore Elementary and Laing Middle, and both of these schools rank well in Charleston County. All Mt. Pleasant residents attend Wando High which is one of the metro's best public high schools.
The big draw for most people who purchase in Chadbury Village is its convenience to downtown Charleston, the beaches, and shopping/restaurants. Chadbury Village is only about 15 minutes from downtown Charleston and about 10 minutes from Isle of Palms and Sullivan's Island. You can even walk or ride a bike to the local Harris Teeter grocery store.
