Tupelo offers affordable newer construction homes built from 2013 to 2017. When it was originally developed, Tupelo was part of the town of Awendaw but has now been incorporated into the city of Mount Pleasant. Its affordability comes from its location, since it’s one of the furthest communities out on Hwy 17 (the turnoff is about a mile past Wando High School and Carolina Park).
As the prices for single family houses in Mt. Pleasant have increased so sharply over the past decade, Tupelo has become one of the only options for buyers wanting move in ready homes priced under $400,000. The least expensive homes tend to be in the Tupelo Church Lane section with about a $20-40K bump for houses in the Tupelo Forest subsection.

Tupelo is a new construction neighborhood located off Hwy 17 in Mount Pleasant, about a mile past the turnoffs for Carolina Park and Wando High School. Although the community is one of the furthest out in Mt. Pleasant, it offers some of the most affordable new homes in the area. It's also far removed from the highway, with plenty of walking trails, green spaces, and ponds for residents to enjoy. The 2 main sections of the community are Tupelo Church Lane (which has less expensive homes) and Tupelo Forest (with costs ranging $20-40K higher depending on the home).
The Tupelo community is zoned for Carolina Park Elementary, Cario Middle, and Wando High School. You'll find tons of shopping and restaurant options at Mount Pleasant Towne Centre, which is only a 10 minute drive from Tupelo.
