Horlbeck Creek is a small, marshfront neighborhood off Highway 41 in Mount Pleasant, SC. The turnoff for this community, Tradewind Drive, is located well before the Dunes West/Rivertowne intersection which many buyers prefer because it gets them home quicker in their daily commute. Horlbeck Creek has some of the most affordable houses with docks in Mount Pleasant, which is a very difficult find in the under $900K range. This affordability comes from having vinyl exteriors and smaller lot sizes (averaging around .2 acre). In order to fit a 2 car garage, almost all of these homes have elevated foundations with the garage on the first floor. So, if you’re looking to cut down on the stairs in your home, Horlbeck Creek might not be the best fit for you. However, water access behind your own house might be worth it!
Note: Although most of these homes have a private dock, some have a shared dock. Your real estate agent can confirm this status and (if it’s shared) whether a dock maintenance agreement is already in place with the neighbors!

Horlbeck Creek is a very small waterfront community located off Hwy 41 in Mt. Pleasant, about a mile from the intersection of Highway 41 and Highway 17. The homes are built on raised foundations with two car garages the size of the homes’ footprint underneath. All of the homes were built in the mid 1990’s to 2005 with about 2,000 to 3,100 square feet, vinyl exteriors, and large front and back porches. The floor plans are all 4 bedrooms and 2.5 baths. There is a tidal creek, Horlbeck Creek, that runs along the backside of the subdivision. A majority of the homes back up to the creek with personal docks. A few homes have a shared dock, so make sure to ask your agent about whether the dock is shared, and if there is a dock maintenance agreement with the other owner(s). There is also a community dock that can be used by any of the residents, but your boat cannot be left at the community dock for more than a day. Annual dues for the HOA, or Homeowners Association, are $279 and includes the community dock and maintenance of the common areas. Lot sizes range from just under ¼ of an acre up to about ½ an acre.
The drive to Downtown Charleston is about 30 minutes, and it takes about 15 minutes to get to Isle of Palms or Sullivan’s Island beaches. Just 3 minutes away is the Oakland Shopping Center, and 5 minutes away is the Mount Pleasant Towne Center outdoor mall where there are many shops, restaurants, a movie theater, and much more. Also, the Seaside Farms Shopping Center is just 5 minutes away. If your family would like to use a community pool (indoor), the Mount Pleasant Recreation Center is inside Park West, just a short 5 minute drive away and only costs a couple dollars per swim.
Horlbeck Creek is a great neighborhood to consider for buyers wanting one of most affordable neighborhoods for waterfront homes and a personal dock in Mount Pleasant. It's also zoned for some of the highest ranking schools in Mt. Pleasant: Charles Pinckney Elementary, Cario Middle, and Wando High School.
