Longpoint offers a great location for buyers searching for a starter home or a downsized home in Mount Pleasant with less maintenance. The Longpoint Road location appeals to commuters using I-526 as well as buyers who don’t want to live as far out as Hwy 41. The Belle Hall Shopping Center is also just a few minutes’ drive and offers lots of shopping and restaurants.

Longpoint in Mt. Pleasant
Longpoint is a medium to large subdivision located off Longpoint Road in Mount Pleasant, close to Boone Hall and the Charleston County Park. If coming from downtown, take Highway 17N. Turn left at the light onto Longpoint Road just after the intersection for the Isle of Palms Connector. You will pass Boone Hall Plantation, and then on your right, there will be a sign for Palmetto Islands County Park. Turn into the entrance road for the park. This is also the entrance to Longpoint subdivision. You'll find several subsections in this neighborhood. In the front are the smaller homes starting at approximately 1,300 to 2,000 square feet. The lot sizes for the smaller homes are around .15 acres to .20 acres on average, and the exteriors of these homes are a mixture of vinyl and real wood. Vinyl is less maintenance than real wood because no painting is necessary with vinyl to protect the home. The interior of most of the homes need some cosmetic attention with new paint, flooring, and upgrades such as countertops and lighting.
Homes in the Rice Hope subsection are larger, closer to the maximum square footage of 3,700. The lot sizes are usually spacious for Mt. Pleasant, ranging from .35 to a little over .5 acre. Some homes are located on deep water with docks or will have views of the creek, marsh, or Boone Hall Plantation. You will find stucco, hardy plank, brick, and vinyl exteriors in this section. All of the homes were built in the late 1980's to 2000. Homeowner's Association (HOA) dues are an annual expense of approximately $504. When a home in Longpoint is first purchased, the buyer is responsible for a one-time transfer fee of ¼ of 1% of the sales price. For example, if you purchase a home for $300K, then you would pay $750 to the HOA for the one-time transfer fee plus the first year of HOA dues.
Longpoint is only 10 minutes to the beach and 20 minutes to downtown Charleston. The subdivision is zoned for Belle Hall Elementary, Laing Middle, and Lucy Beckham High School which rank highly in Charleston. Over the years, the biggest con that we've heard from home buyers is that exteriors and landscaping could be better maintained. However, the families that end up purchasing in this neighborhood do so either for the convenience to downtown (versus being out past Hwy 41) or they are specifically looking for waterfront property. Another selling point for this community is the convenience of being next to the county park where there is a waterpark and children's play park. Also, Longpoint amenities include a swimming pool, club house, and tennis.
