Carol Oaks is a small community made up of only 2 streets, Carol Oaks Drive and Caitlins Way. Due to its size, only a handful of houses come up for sale each year. Located in Mount Pleasant where Hwy 17 intersects with Hwy 41, this is a good neighborhood to keep an eye on for buyers wanting affordable houses with less square footage and less yard space to maintain. Most homes range from 1400-2200 sq ft, and typical lot sizes are .09 to .15 acre (this is small even for new construction standards in Mount Pleasant). The cement plank siding exteriors also help keep maintenance low. Keep in mind that many of these houses have only a 1 car garage, so if you’re looking in a short time frame and need more space it would be a good idea to consider additional neighborhoods!

At $360 annually, the HOA fees for Carol Oaks are relatively high considering there are no amenities. However, the upkeep costs of the entrance and common areas are spread over a smaller number of residents. Still, this amount is less than the average Mount Pleasant community, helping to maintain affordability year after year.

Carol Oaks subdivision has been very popular among home buyers due the fact that it is new and quite small (just 2 streets: Caitlins Way and Carol Oaks Drive). Buyers often think that its small size makes it more welcoming (and less overwhelming) than the large newer construction neighborhoods like Park West, Dunes West, Rivertowne, and Charleston National. Carol Oaks is nested just off Hwy 41 where it intersects with Hwy 17N. There is no through traffic in this neighborhood, which makes it relatively quiet. At the back of the community is a large plot of undeveloped land, and many of the homes back up to this land. Part of its affordability is due to the smaller lot sizes (0.09 to .15 acre). Also, some homes only have a single car garage due to the lot size. The quality of construction is some of the best in the industry for the price with tons of interior and exterior finishes. The homes are 3 to 4 bedrooms, 1400-2300 square feet, have at least 2 full bathrooms, and were built between 2007 and 2012. The exteriors are built out of hardy plank (also called cement plank), which is an upgrade that’s hard to find in this price range.

The streetscape is full of Southern charm because of the large porches and soft exterior colors. Some homes even have double porches that run the length of the front of the home. School districts are usually important to most buyers who choose to live in Mount Pleasant. These homes are zoned for Jennie Moore Elementary and Laing Middle. All Mt. Pleasant residents are zoned for Wando High School. The schools are all ranked top in the Charleston area. Carol Oaks is only 30 minutes to downtown Charleston and only 15 minutes to the nearest beach, Isle of Palms. Also, you can walk or bike across Hwy 17 and go to Walgreens, Walmart, or grab a bite at East Bay Deli, Mellow Mushroom, or Carrabba's. Shopping or seeing a movie at the Mount Pleasant Towne Center is an easy 5 minute drive. The Mount Pleasant Recreation Center is located a few minutes north inside Park West subdivision. The center has an indoor pool and much more. So, if you are looking for a newer home in a cozy neighborhood, with low regime fees, and don't mind a small yard or garage, Carol Oaks may be a good neighborhood to consider.
