Sweetgrass is an ideal neighborhood for buyers wanting walkability – something that’s hard to find in the largely developed Mount Pleasant suburb which has so many busy thoroughfares. Residents in Sweetgrass can cross Rifle Range Road to enjoy the Shoppes at Seaside Farms (Target, Harris Teeter grocery store, 8 restaurants, spas, salons, and more). Homeowners can cut through the neighborhood boat storage section and cross Hungry Neck Boulevard to access Mount Pleasant Towne Centre for its movie theater and large scale chain stores and restaurants like Belk, Old Navy, and Barnes and Noble. The beach is less than a 5 minute drive across the Isle of Palms Connector (biking there is also popular due to the expansive marsh views coming over the bridge).
Many of the houses in Sweetgrass overlook community lakes, providing privacy and affordable waterfront views. The stop light at the neighborhood entrance provides easy in-and-out access on Rifle Range since this is a busy road. Commuters also tend to like the central location since most homes in this price point are located off Hwy 41 (or past). If you like this location, also check out Hidden Lakes next door!

Sweetgrass: Mt. Pleasant, SC
Sweetgrass is one of the few affordable neighborhoods in Charleston within walking distance to shopping, a grocery store, and restaurants. This medium-sized neighborhood in Mt. Pleasant is made up of only 6 streets and is located near the intersection of the Isle of Palms Connector and Rifle Range Road. Across from Rifle Range Road are The Shoppes at Seaside which offers many stores from Target to Basil (Thai restaurant). The stoplight at the entrance of Sweetgrass leads to The Shoppes at Seaside, making it safe and easy to walk across the two lane highway. The neighborhood is also just 3 minutes from the beaches at Isle of Palms, Sullivan's Island, and Wild Dunes. One street over is the Mt. Pleasant Towne Centre, which is an outdoor shopping mall boasting a movie theater along with tons of retail main stream as well as boutique shops and restaurants. Sweetgrass is also within a 15 to 20 minute drive to downtown Charleston.
Sweetgrass has designs ranging from 3 bed / 2 baths up to 4 bed / 3 baths. Homes vary between 1,600 and 2,500 square feet. The exteriors are vinyl siding, and the styles are traditional with large front porches. Most of these were built from 1990 to 1994, and the lot sizes are average for Mount Pleasant (about .16 acre to .25 acre). The home owner's association fees are approximately $700 per year which is comparatively high for Mt. Pleasant considering there is no community pool or tennis. There is a one-time transfer fee that is typically paid by the buyer at closing in the amount of 1/5th of 1% of the purchase price. For example, on a $400K sales price, the transfer fee would be about $800.
Affordable homes within walking distance to shops and restaurants in Charleston can be very difficult to find. If walkability is important in your home search, Sweetgrass is one neighborhood of only a handful to take into account (Seaside Farms and Hidden Lakes in Mt. Pleasant are 2 others to consider). Boat storage is also available to residents.
