Johns Island is largely rural, and it's only been in the past 15 years that we've started seeing full scale neighborhoods developed. We've included below the most popular communities on Johns Island along with amenities and the pros and cons we've heard from buyers over the years so that you get a local perspective of living on the island.
Right now, new construction homes on Johns Island make up about 64% of sales, so know that the majority of these listings will be located in new communities. If you're looking for a home with acreage that is not in a designated neighborhood (a home that has a more country or rural setting), you can scroll down to view all listings by price!
The Arbors in St. Johns Woods features new houses built by Pulte on Johns Island. Amenities include a zero entry swimming pool and club house with walking trails throughout.
Barberry Woods features affordable homes that were mostly built in 2004 and 2005. Buyers tend to like the Charleston styles, often with double front porches. It's located off Maybank Highway, about 15-20 minutes to downtown Charleston and 25 minutes to Folly Beach (the average commute for most Johns Island neighborhoods).
The Bend at River Road is a small, cul de sac community located off River Road. Many of these houses are elevated with the garage on the ground floor, but you'll find some one story homes, too.
Brownswood Village is made up of 107 home sites built solely by Mungo. A kids' playground is located within the neighborhood, and these prices and listings are most comparable to nearby Fenwick Woods (see below).
Fenwick Woods was developed by Mungo Homes between 2014 and 2017. Here, you'll find some of the most affordable newer homes on Johns Island.
Gift Plantation features high end homes on Johns Island with relatively large lots - most are half an acre or more. And, you'll find a range of styles available since most of these were built as custom homes. Amenities include swimming pool, tennis courts, club house, play park, and dock facilities.
Grimball Gates is one of the few gated communities on Johns Island. Many homes have views of the marsh, Grimball Creek, and Stono River. It's located just down the road from Gift Plantation on Chisolm Road. Grimball Gates has great amenities for folks who enjoy the outdoors, like a 90-acre nature reserve, two floating docks on the Stono River (ICW), two miles of walking trails, and an open-air pavilion.
Headquarters is popular for its homes with expansive marsh views and private docks. Headquarters is gated, and it feels very secluded from the rest of Charleston. It also has an unbeatable location, since you don't even have to finish crossing the connector from James Island. It's the closest Johns Island community to downtown.
Kiawah River is Charleston's first agrihood. Among its 2,000 acres you'll find marshfront nature trails, a community dock, The Goatery farm, and a pool with clubhouse.
Kiawah River Estates is located just across the river from Kiawah Island, and it's very close to Seabrook Island and Bohicket Marina as well. Amenities include swimming pool, tennis, exercise area, and community dock. Residents also have the option of getting a golf membership at Kiawah Resort's Oak Point Golf Course.
Maybank Village is less than 2 miles from the Maybank Highway/River Road intersection, making it convenient for buyers commuting via the Stono River Bridge.
Oakfield is currently being developed by Centex and Pulte. With 600 homes planned, this will be one of Johns Island's largest new communities. Amenities include a pool, club house, and playground.
Riverview Farms is one of Johns Island’s newest communities. Developed by Ashton Woods, this neighborhood will feature a 30 acre park plus a dog park.
Rushland Plantation is located on the Stono River, and these spacious homes have expansive marsh views. This 500-acre neighborhood only has 123 home sites to ensure natural conservation of the marsh and the animals in it. Using this extra space, the developer has created wildlife habitats for Low Country species. There's also a community pool and dock.
Saint John's Lake features 280 homes currently being built by CalAtlantic. A 63 acre lake with dock is the focal point for this community, and you'll also find a swimming pool and covered pavilion.
Sea Island Preserve is a Pulte built community offering larger home sites than we typically come across with newer construction homes in this more affordable price range (a third to a half acre).
St. Johns Crossing features charming Charleston style houses, and you'll find some of the most popular floor plans used throughout the tri-county Charleston area. If you like Carol Oaks in Mt. Pleasant, you should definitely check out St. Johns Crossing because it's the same builder and designs - just more affordable.
Stonoview is currently being developed by Brock Built and FrontDoor Communities. A complete list of amenities includes a deep water dock with boat dockage, tennis, zero entry pool, and 14 acres of designated green spaces.
Summertrees is an established community with homes built from 2003 to 2008. Summertrees has a children's play park, which is the only amenity. Buyers tend to like this community because of its relative affordability, the good home designs, and the low HOA fees.
Swygert's Landing is a newer community popular for its larger lot sizes (ranging over 1 acre). It also offers a neighborhood pool, cabana, and playground.
The Villages in St. John's Woods features charming Charleston style houses and amenities including a 6-acre park, pool, club house, and children's play area. The only real drawback here is the smaller size of the homes and yards, but buyers wanting less upkeep and more of a cottage feel tend to love the neighborhood.
Waterloo Estates is one of only a handful of gated communities on Johns Island. These new houses boast half acre plus lots and are currently being built by Crescent.
Whitney Lake offers houses and townhouses surrounding a 25 acre lake with neighborhood dock and kayak launch. It's one of Johns Island's most affordable communities.
Woodbury Park is located off Maybank Highway right before Fat Hen restaurant, making it a straight shot from James Island. These new houses surround a 30 acre lake and are currently being built by DR Horton.
