Nexton is located just off Interstate 26 in Summerville, making it a little more than a 30 minute drive from Downtown Charleston. Because it’s just off the 199 Exit, Nexton is more convenient than most other Summerville neighborhoods for commuting via I-26 because it cuts out a lot of the stop and go traffic associated with North Main Street, Dorchester Road, and Old Trolley Road (popular routes for Charleston commuters). And for residents commuting to the Volvo manufacturing campus in Ridgeville, Nexton offers a fantastic location. Nexton’s massive tract of land (4,000 plus acres) is planned for mixed use, combining residential homes with large scale retail and office spaces. The community’s commercial development is concentrated at Nexton Square which offers two hotels, a Starbucks, Halls Chophouse, Page’s Okra Grill, Carolina Ale House, Taco Boy, Vicious Biscuit, and lots more.
Home builders in Nexton include Saussy Burbank, Pulte, and Del Webb. In these early phases of development, you’ll find 3 subsections: Brighton Park Village, North Creek Village, and Del Webb (a 55+ community). Amenities include walking trails, parks (such as Brown Family Park that boasts an amphitheater for outdoor concerts), and a pool.
After helping so many home buyers navigate the Summerville real estate market and find their perfect fit, we've noticed these trends among the folks who choose to live in Nexton.
Buyers who are looking for the Daniel Island and Downtown feel tend to gravitate towards Nexton because it offers the affordability of the North Area suburbs with the classic and clean streetscapes that can be harder to find. Folks like the detached garages and the friendly outdoor lifestyle of sipping coffee on the front porch and being active in a neighborhood that’s so aesthetic.
Sure, most neighborhoods have sidewalks, but outdoor living combines with a beautiful setting in a way that makes Nexton unique. Plenty of parks and green spaces throughout are fantastic for a morning jog or a pick up soccer game. And in Charleston where the weather stays relatively mild year round, residents can enjoy being active outside most months of the year.
Another big selling point is location. In Summerville, commute traffic and access to Interstate 26 are helpful factors to keep in mind when comparing neighborhoods. Nexton is located just 5-10 minutes from I-26. Plus, access getting in and out of the neighborhood is easy with the Main Street entrance or the Nexton Parkway entrance.
Also, Nexton has done a good job of incorporating the recent mixed use trend we’ve seen among buyers in the past decade. The commercial sections have been thoughtfully designed to not take away from the residential areas. Residents can walk or ride their bike or golf cart to so many restaurants and other entertainment options.
Nexton has collected some of the best restaurants in Charleston, so there’s a long list of really good dinner options all within a few minutes of these homes. For fine dining, you can’t beat Halls Chophouse. Page’s Okra Grill has some of the best Southern and Lowcountry style food you’ll find in the tri-county area. Taco Boy is our favorite spot for tacos and is known for their colorful vibes and laid back atmosphere. Nexton has set the bar high for restaurants opening in its commercial section!
Nexton Schools
Nexton Elementary School opened in 2015 and is located within the community off Nexton Parkway. Parents enjoy the convenience of being able to walk their kids to school without having to leave the neighborhood (which is a hard feature to find among neighborhoods). Nexton Elementary serves kids from PK through 5th grade and boasts a MakerSpace lab to incorporate STEM (Science, Technology, Engineering and Math) into the curriculum.
Nexton is zoned for Cane Bay Middle and Cane Bay High School which are both just over a 15 minute drive outside the community. Overall, these are some of the most desirable schools in the Berkeley County School District which is a big selling point for the neighborhood.
Berkeley County School District has implemented a capacity restriction for Cane Bay Middle School since this area has seen such rapid growth. So, if public schools are a deciding factor in your home search, please research further and let’s discuss more neighborhoods without restrictions!
