With the exception of townhouses in the subsections Waverly, Madison, and One Hamlin Place, the neighborhood is made up of single family homes. Hamlin Plantation’s central location off Rifle Range Road makes it just 5 minutes to Target, Towne Centre, several grocery stores, and tons of shops/restaurants. For buyers wanting to live between the IOP Connector and Hwy 41, Hamlin is often a good fit. Also, note the $1,000 capital contribution fee that must be paid to the HOA at closing.

Just about every subsection of Hamlin Plantation has its own park, providing plenty of green space throughout the neighborhood (not to mention nice views for the homes overlooking these parks). Buyers also like the timeless architecture here. Double front porches, traditional columns, and shuttered exteriors give classic Charleston style.

Hamlin Plantation: The Sound and Other Sections

Hamlin Plantation is made up mostly of single family houses, although you'll find Hamlin townhouses in the subsections Madison, Waverly, and One Hamlin Place (pictured). One Hamlin Place has some of the nicest town homes in Mt. Pleasant. This section is ideal for buyers wanting top of the line upgrades in a low maintenance home priced under $700K.

For buyers in the $1 million plus range, The Sound is the most sought after section because of the expansive marsh views. These houses along Sound View Drive have such open marsh land that you can see all the way out to Wild Dunes. Few waterfront homes in Mount Pleasant offer such sweeping water views.

The design of this large scale community has been planned so that each subsection has its own park. The houses overlooking these green spaces are some of the most sought after because they provide great views and privacy for the home owners. Most of these houses were built by John Wieland, a top residential builder in Charleston, so you'll be hard pressed to find a better built home for the money.

Hamlin Plantation is also zoned for great public schools: Jennie Moore Elementary (a partial Magnet School), Laing Middle (another partial Magnet), and Wando High (which serves all Mt. Pleasant residents). Located off Rifle Range Road, Hamlin Plantation is about 15 minutes from Downtown Charleston and under 10 minutes to the closest beaches (Isle of Palms and Sullivan's Island).
