Seaside Plantation is one of James Island’s most desirable communities because of the marshfront lifestyle it offers, the amenities, and the large scale of the neighborhood which ranges from starter homes to to $1 million plus estates. You’ll find many miles of walking trails, lots of green spaces, a community dock with floater, and a boat ramp for residents. The dock is a huge bonus because public boat landings on James Island can get very busy during the summer hours. Freeman's Point is the most popular subsection for its newer Charleston style homes built by FrontDoor Communities/Stanley Martin starting in 2014. More affordable sections include Stonebridge at Seaside Plantation, Planters Trace, Majestic Oaks, Egrets Pointe, and Pemberton (the latter two include marshfront homes). At the back of the community, Seaside Estates offers expansive marsh vistas including unobstructed views of the Morris Island Lighthouse from its main road, Sea Eagle Watch.

Seaside Plantation Homes and Lifestyle
Seaside Plantation is located off Secessionville Road on James Island, SC. Although there is one section of townhouses on Marshview Drive, the community is mostly single family houses. As one of the largest neighborhoods on James Island, Seaside appeals to a range of buyers. The most affordable houses can be found along the interior lots of Egrets Pointe. This subsection also has marshfront houses along Lakefront Drive, Crab Walk, and Fiddle Way. The section Planters Trace offers homes backing up to a pond on its Sea Cotton Circle. Majestic Oaks is popular for its beautiful oak trees, and many of its houses have brick front exteriors. There is also a nice playground that's shaded by the trees. Stonebridge at Seaside Plantation is a newer section that was developed by Beazer and is highly sought after for its hardy plank siding and traditional and craftsman style designs. The homes on Goodlet Circle that back up to ponds or wooded buffers are most desirable, although the McEnery Alley houses tend to be less expensive.
Pemberton sees few homes for sale each year but is popular since many of these are marshfront with shared docks. Freeman's Point has its own pool, play park, and community dock. Seaside Estates is the priciest section, and you'll find nicely sized lots, custom built homes, and an impressive mix of tidal creek and deep water homes. Few neighborhoods on the island offer such fantastic views of the Morris Island Lighthouse.
Seaside Plantation is only about 5 minutes away from Folly Beach by car and 25 minutes by bike. Downtown Charleston is a 10-15 minute drive. You can also easily ride your bike to Bohemian Bull Tavern on Folly Road. More restaurants and a grocery store are all within biking distance.
Seaside is zoned for James Island Elementary, and all island residents are zoned for Camp Road Middle and James Island Charter High School. If you are looking for a larger, newer neighborhood with a boat ramp and dock, this neighborhood should certainly be on your list to consider!
