Old Village stands out for its beautifully renovated historic homes, its prestigious location on the Charleston Harbor, and its charming commercial district. No other Mount Pleasant neighborhood offers such a range of homes: 1940s cottages, circa 1800 homes that have been meticulously restored, 1960s brick ranches, and custom new construction built to blend tastefully with the historic feel of the neighborhood. Although harbor front homes fetch prices up to $10M, the interior houses are also highly sought after for their large lots and oak lined streetscapes.

The quaint commercial district on Pitt Street offers boutique stores, fine dining at Post House Inn, sandwiches and sweets at The Village Bakery, and the 60-year-old Pitt Street Pharmacy popular for its soda fountain. Continue to the end of the road, and you’ll see Pitt Street Park. Popular for local walkers and anglers, the park spans a bridge which connected Mt. Pleasant to Sullivan’s Island from 1898 to 1927 via trolley.

After 20 years of specializing in Mt. Pleasant real estate, Old Village has remained one of our favorite neighborhoods to work in because it's so unique. Old Village: Mount Pleasant's Historic District

It’s hard to imagine that the Old Village commercial storefronts along Pitt Street used to be the only shopping district in Mt. Pleasant. What started out as a mere coastal village has grown to become one of the largest municipalities in South Carolina.

Like its houses, Old Village has done a remarkably good job of preserving its downtown commercial section. Pitt Street Pharmacy has remained much the same as when it opened more than 60 years ago, and you can still buy a drink from their soda fountain or fill your prescriptions there. The Village Bakery is a local favorite for sandwiches and desserts.

Post House is certainly worth a visit as well. Built in 1896, this landmark at 101 Pitt Street offers a coastal tavern perfect for enjoying brunch or a cocktail. The Inn portion features 7 rooms which make a memorable getaway for those wanting a more intimate experience than the Downtown Charleston highrise hotels.

Pitt Street Park has been developed around the old Pitt Street Bridge, which connected Sullivan's Island to Mt. Pleasant from 1898 to 1927 by a trolley. This is a favorite park among locals for its panoramic marsh views spanning from the Ravenel Bridge and Charleston Harbor to Fort Sumter and Sullivan’s Island.

Park benches are spaced throughout for resting and enjoying the views, and grassy spots are perfect for spreading a picnic blanket or letting kids play. At the end of the park, a large dock extends into The Cove and Jeanette Creek which makes a fantastic spot to go fishing.

In 1945 the Ben Sawyer Bridge replaced this historic Pitt Street Bridge (which meant this spot was abandoned for some years). We’re thankful Mount Pleasant had the vision to turn this site into a greenway because it’s one of our favorite parks in Charleston!

Built in 1755 by Jacob Motte, the Hibben House is the oldest home in Mt. Pleasant. The house was then part of a 67 acre plantation called Mount Pleasant, which is how the present day town got its name.

The home served as British headquarters during the Revolutionary War, and General William Moultrie was held captive there. In 1759 Eliza Lucas Pinckney (who is credited with developing indigo as a North American cash crop) moved here because she believed the fresh air could help her sick husband.

In 1803 a new owner, James Hibben, divided the land into 35 individual lots along 5 streets: Bennett, Boundary, Beach, Venning, and Whilden Streets. These streets established the original town of Mount Pleasant.

The house shown here at 111 Hibben Street has had 2 additions and is on the National Register of Historic Places. For history lovers, walking Old Village is a treat since there are 25+ historic markers scattered throughout.

The most coveted addresses in Old Village overlook the Charleston Harbor or Shem Creek, and often these have private docks with some of the best boating access in the city. Buyers love the walkable lifestyle of the neighborhood, and there are always folks out and about gardening, jogging, playing at Julian Weston Tennis Courts on Royall Avenue, or meeting at Alhambra Playground on Middle Street.

Being able to walk or bike to Shem Creek provides lots of outdoor entertainment as well as some of the suburb’s best restaurants (our favorites are Tavern and Table, Vickery’s, and Saltwater Cowboys). After dinner, you can stroll the 2,200 foot long Shem Creek Boardwalk which is a great spot to see shrimp boats and dolphins.

The Old Village real estate market used to be viewed on a sliding scale, with harbor front estates bringing in record prices and the homes gradually decreasing with each block further from the water. When I started my career in real estate in 2003, the brick ranches and small cottages in the Northeast section of Old Village were still very affordable. However, now the neighborhood fetches some of the highest cost per square foot in Mount Pleasant because so many buyers want the close proximity to Downtown Charleston, the outdoor lifestyle, the coastal charm, and the convenience of being able to walk to great restaurants and entertainment.

Old Village remains one of the few communities outside of Downtown Charleston where you can buy homes dating before 1900. This historic appeal makes the area very unique in the Mount Pleasant real estate market where newer construction in master-planned communities make up the majority of home sales. Also, keep in mind that most of these homes are zoned for Mt. Pleasant Academy, Moultrie Middle, and Lucy Beckham High School which rank very well in the Charleston County School District.
