Wexford Sound is a marshfront neighborhood located off Secessionville Road on James Is Island, SC. These homes were all built by the same builder, so they are similar in appearance but have a different front elevation of the home, so it does not look like a cookie-cutter neighborhood. The vegetation is beginning to be what most buyers would call established because the majority of homes were built between the late 1980’s and about 2005. Wexford Sound home pricing starts in the low $200's and goes up to the mid $400's. Some have marsh views, while others have pond views. It is a medium sized neighborhood with 3 roads and 5 little cul-de-sacs, and it is a one way in and out subdivision (which means no cut-through traffic). The homes are raised, on a crawl space foundation, or on a concrete slab with 3 to 5 bedrooms, at least 2 full baths, are 1,200 square feet to 2,600 square feet, and are mostly vinyl on the exterior. Lots range from 0.14 to 0.5 acre lots, which is large for James Island.
Wexford Sound amenities include a nicely-sized pond that is stocked with fish, a children’s play park, and a community dock. Across Seccessionville Road is a public park with a couple of baseball fields. It is easy to ride a bike to Gold’s Gym, Jack’s Cosmic Dogs, the library, restaurants, bars, or the grocery store. For dedicated beach enthusiasts, you can bike 25 minutes to Folly Beach in the bike lane on Folly Road. James Island Elementary, James Island Middle, James Island Charter High are the schools Wexford Sound is zoned for. People who purchase these homes love being able to drive downtown within 10 minutes, and drive to Folly Beach within 5 minutes. They usually want some sort of water view (pond or marsh) without having to purchase an older home on James Island. If you like Bayview Farms and Ocean Neighbors, you may also like Wexford Sound since this is a very comparable neighborhood.
