Many of the Charleston areas (like James Island) have a much larger selection of condos on the market compared to townhouses right now.  However, there is quite a demand for townhouses in this area since so many buyers want a close proximity to downtown Charleston and to the beach without the high cost.  Condos and townhouses are a great way for buyers to have the best of both worlds – yes, location and affordability!  However, given the choice between condos and townhouses, many buyers opt for townhouses so that they can share fewer walls with neighbors and sometimes have a private backyard.

Condos fall under a different type of property ownership than townhouses – with condos, you legally own the space of the condo and share ownership of common

The real estate market is open to more fluctuation than many other kinds of markets. That being said, the real estate market is also one that has shown remarkable stability over time and the ability to appreciate even in the toughest of times. Many investors have made their fortune prospecting on the real estate market. As this fact becomes more publicly known, the country has developed a love affair with the concept of investing in real estate as opposed to other realms of investment like the stock market or mutual funds. This is not to say that there isn't a tidy profit to be seen from those other markets, but real estate has continually proven to be one of the most prolific and rewarding investment options.

Mount Pleasant in Charleston, SC has plenty of neighborhoods for home buyers to choose from.  In price ranges under $250,000, we recommend that home buyers look at condos and townhouses.  It is possible to find single family houses in Mt. Pleasant under $250,000.  However, these houses are usually either modular homes, or they would require more repairs and out-of-pocket expenses than most people want to make.  In Mt. Pleasant, you can find a good starter house in price ranges just under $300,000.

But, don’t worry if you can’t afford $300K for a home!  Mount Pleasant has plenty of nice townhouses and condos starting around $160,000 right now.  These prices are some of the lowest Mount Pleasant has seen in a couple of years, so it is a good time to

Mount Pleasant is one of Charleston, SC’s hottest real estate markets because it has the best public schools in Charleston County and some of the nicest all-inclusive neighborhoods in the Charleston area.  The good school districts and the great home selection in Mt. Pleasant have created a high demand of buyers.

This high demand has always yielded higher-than-average prices for the Charleston area.  However, in this new real estate market Mount Pleasant has become an even better value for home buyers.  In this past year, inventory (meaning homes for sale) in Mt. Pleasant has exceeded demand.  The demand is as strong as it’s ever been.  But, with the large number of sellers, buyers are able to negotiate tens of thousands of dollars off the asking

Location is the single largest factor when determining property value, especially in Charleston, SC.  Location is the only thing you cannot change about a home.  You can take a not-so-impressive home and completely renovate it to the point that it is unrecognizable – new floors, new cabinets, and fresh paint.  However, the location remains the same.

So, let’s say that you already know your price range, but you’re not sure about where to live in Charleston.  If you want to buy a home with good resale value, be sure to look in highly

We get a lot of questions about schools in Charleston, SC.  When clients tell us they want to be in a good public school district, we tell them to look for homes in Mt. Pleasant or Summerville because these two areas have the best public school systems in Charleston.  And, in Summerville, you specifically need to look for Dorchester District 2 (it is better than Dorchester District 4).

When people find out they have two options for places to live in Charleston with good public schools, they usually want to narrow their search down even more.  So, the main differences between these two areas are price and location.  Mt. Pleasant is more expensive than Summerville, but most areas in Mt. Pleasant are about 10 minutes from the closest beaches and
